Q: How do I book a rental?
A: You can book directly through our website or give us a call—we’re happy to help!
Q: What’s the check-in/check-out time?
A: Check-in is at 4:00 PM and check-out is at 11:00 AM.
Q: Is there a minimum stay?
A: Yes, properties require a 2-night minimum. Holiday weekends and special events may vary.
Q: What do we need to bring?
A: While we provide many essentials, here are a few things you’ll want to pack to make your stay extra comfy:

Q: Is early check-in or late check-out available?
A: Based on availability & fees apply—reach out and we’ll do our best!
Q: How do I access the rental property?
A: 🔑 You’ll receive detailed check-in instructions via email prior to your stay, including lockbox or keyless entry info.
Q: What should I do before checking out?
A: 🧹 We kindly ask guests to:
🗑️ Take out the trash
🍽️ Wash and put away all dishes
🛏️ Strip used beds
💡 Turn off all lights
🔒 Lock up when you leave
Q: What happens if I forget something?
A: No worries! 💼 Reach out to us—we’ll do our best to locate and return your item (fees may apply).

Q: Where can we park during our stay?
A: Each rental property includes 2 parking spots unless it has a private driveway that can fit more.
🚙 Have more than 2 vehicles? Extra parking is available in the overflow lot at 1900 South Ridge Drive, located near the South Ridge pool area.
🐶 Pet Policies
Q: Are pets allowed in the rentals?
A: Yes! We offer pet-friendly properties. 🐾 Fees apply and must be approved prior to arrival.
Q: What are the pet rules?
A: Pets must be leashed outside, kept off furniture, cleaned up after, and crated if left alone. Violation may result in loss of deposit—no exceptions.

Q: What resort amenities are included?
A: All guests have access to:
2 outdoor pools 🏊♀️
Pickleball 🥒, tennis 🎾, bocce 🎯, basketball 🏀

Q: How do we use the outdoor pools?
A: 🏊 The outdoor pools at Hidden Valley Resort are free to use and are open from Memorial Day through Labor Day, weather permitting. ☀️
To use the pool, you’ll need to pick up a pool pass from the Hidden Valley Foundation office, located next to the South Ridge pool at:

➡️ Each property may check out up to 10 pool passes. Just swing by before your swim!
Q: Is there a golf course nearby?
A: Yes! Hidden Valley Resort has a course on-site. 🎯 Green fees apply.

❌ Cancellation Policy
Q: What’s your cancellation policy?
A: Great question! Our policy depends on the length of your stay:
🏡 Short-Term Stays (Less than 30 days)
✅ Cancel 14+ days before check-in – Full refund
🔁 Cancel 7–13 days before check-in – 50% refund
🚫 Cancel less than 7 days before check-in – No refund
📆 Long-Term Stays (30+ days)
🔐 Cancellations are non-refundable
💡 If we’re able to rebook your dates, we’ll refund for those nights
Guests are responsible for the full rental amount through the end of the lease term

Q: Is there Wi-Fi?
A: Yes! All of our rentals include free Wi-Fi.
Q: Do you offer long-term stays?
A: We sure do! Contact us for custom pricing and availability.
Q: What’s your smoking policy?
A: 🚭 Absolutely NO smoking indoors—no exceptions! Here’s what you need to know:
🚫 No smoking inside any of our rental properties
🔍 If there’s evidence of indoor smoking (e.g. cigarette butts in the fireplace, lingering smoke odor), your entire security deposit will be forfeited
✅ Smoking is allowed outside only (smoking marijuana is illegal in Pennsylvania and is not permitted anywhere on the premises)
🗑️ All smoking-related trash (including cigarette butts) must be disposed of properly—no trace left behind
